Challenge

  • Our client had been tenants of a property for over 20 years, covering multiple complex leases.

  • Due to the length of the tenancy and the changes during that period, the transactional records were confusing, making it difficult for the client to be sure that obligations had been paid correctly.

Solution

  • Contractus used all historical lease documentation to gain a full understanding of all lease obligations throughout the entire tenancy.

  • We obtained a full history of payments from the client and then worked with Managing Agents to reconcile this with their own records.

Result

  • Our client was able to continue with the lease, assured in the knowledge that the account was accurate and correct, and all historic obligations had been fulfilled.

  • Contractus identified duplicate payments which were recovered for the client, resulting in a £100,000 increase in cash and profit, from this single site
